We work Como and the river suburbs around it constantly, which matters more here than it does in a flat suburb. Como was subdivided as river blocks from 1914, sold for the outlook rather than laid out to a grid, so the lots follow the land. That single fact shapes most of what we get called to.
Sutherland Shire requires stormwater to reach a recognised drain by gravity. Where the land drops away from the street, that drain is below you and on somebody else's property.
Where gravity cannot be achieved the water has to cross the downstream property under a legally created easement. That is a legal instrument, not a plumbing fitting.
Pump-out and charged stormwater systems are prohibited here outside basement car parks, so the fix people reach for first is not available.
Infiltration systems are accepted only in limited cases and need formal Council approval, and steep ground is where they perform worst.
Lots laid out to suit the topography leave floor levels and rough-ins that rarely match what a modern fitting expects.
Sydney water is soft. A storage unit that has given up here has almost always lost its sacrificial anode or an element, not silted up.
